Bed & Breakfast is basically a room in
one of our hosted homes. You'll be provided with everything
from towels and linens to a continental breakfast every morning.
B&B are generally cheaper then an unhosted (self contained)
apartment.
An
unhosted apartment is a self contained and fully
furnished apartment that has all the amenities you would expect
in a home. Cable TV, telephone with dataport for internet
access, stereo, fully equipped kitchen - including coffee
maker, kettle and toaster, appliances and equipment etc (microwaves
and dishwashers in most apartments), CD/cassette/radio stereo,
alarm clocks, hairdryers, linens and towels, laundry facilities,
ironing board and vacuum are provided at no extra fee. Bottom
line! Bed & Breakfast or Unhosted Accommodations are less
expensive, safer and located all over the active city.
No tips, No Hotel Tax. Just friendly, achieving New Yorkers
offering advice on what makes our city joyous.

to luxury, so rates vary depending upon the location and the
particular apartment.

All nightly and
weekly prices include utilities, specifically electricity,
gas, local telephone calls and basic cable. Long distance
telephone calls can be put on a credit card or a prepaid calling
card
Monthly prices
do not include utilities, so a security deposit is required
at the time of booking and the rent is due on the day of check
in. The balance of the security deposit is returned 4-6 weeks
after final departure, once utility charges and exit cleaning
costs are deducted.

Reservations
are confirm upon the receipt of a 25% deposit on American
Express Visa, MasterCard, or Discover Card. The remaining
balance is due upon arrival in Cash or Travelers Checks to
your host.You will receive a confirmation e-mail that will
be your receipt and will give you all the information, Your
host name, Address, Phone, etc. You should then contact your
host at least 7 days prior to your scheduled arrival date
to let your host know what time you plan to arrive so that
arangements can be made to greet you, show around the accommodation
and answer and questions you may have.
Cancellation
Policies
Deposits are refundable minus a $85.00 booking fee if Big
Apple Lodgings is
notified 21 days prior to your scheduled arrival date. For
cancellations
done within the 21 day period, your deposit is non-refundable.
This policy is subject to modification during certain periods
such as
holidays. For new years bookings Payment of the balance has
to be done when
contacting the owner.
Fees or taxes
New York State requires us to collect sales tax (8.25%) to
all reservation of seven night or less. For reservations of
8 nights or more the tax is waived. There are no other fees
other then the price quoted per night.

Phone
Rates: For daily and weekly rentals there is no charge
for local calls. For long distance you can use a pre-paid
calling card or use the Dial America USA phone in the apartment
in conjunction with your credit card.

We have photographs for all our New York City Bed & Breakfast
rooms and private, furnished apartments. Some hosts allow their
accommodation to be shown on our Web site's View
Apartments Section. Other hosts prefer their accommodation
photos be e-mailed to prospective guests only after a Request
Form has been submitted to Big Apple Lodgings.
